HVAC Installation and Commissioning

Our heating, ventilation and air conditioning work begins with a load calculation and ends with a signed commissioning record. We install air handling units, fan coil units, fresh air plants, split and variable refrigerant systems, plus the full supply, return and exhaust ductwork that connects them. Ductwork is fabricated to pressure class, sealed and insulated so that leakage and heat gain stay within design limits.

Commissioning is where our HVAC package separates itself from a basic installation. We measure air flow at every diffuser and grille, set dampers by quadrant, balance water flow across each branch with return temperature verification, and confirm control set points against the approved sequence. Where a mechanical ventilation system serves a car park or kitchen, we prove the air change rate rather than assuming it.

Electrical Distribution Systems

We build electrical infrastructure from the incoming supply to the last socket outlet. That includes main switchboards, sub-main distribution boards, busbar trunking, cable trays and containment, final circuit wiring, lighting, power, emergency lighting and earthing. Every distribution board we hand over carries a typed circuit directory, and every cable is ferrule marked at both ends so a fault can be isolated quickly and safely.

Before energisation we carry out insulation resistance tests, continuity checks, earth fault loop impedance measurements and protective device discrimination studies. Where a building has standby generation or an uninterruptible power supply, we verify changeover time and load transfer under realistic conditions. The phase labelling follows the standard red, yellow and blue convention so that any visiting electrician reads the board correctly.

Fire Services Engineering

Fire services work is governed by statutory expectation, and we treat it that way. Our team installs sprinkler pipework and heads, hydrant and hose reel systems, fire pumps and jockey pumps, alarm and detection panels, and smoke extraction fans. Each system is pressure tested, flushed and then functionally tested under the witness of the responsible authority where required.

The most delicate part of fire services engineering is the interface. A smoke extraction fan must start when the alarm zone activates, a lift must home to the ground floor, and a damper must close without starving a protected escape route. We build and test the cause and effect matrix until every interaction behaves exactly as the approved design demands, and we leave an as-built record with the building.

Plumbing and Drainage Systems

Plumbing and drainage is where a building most often fails quietly. We install potable water storage tanks, booster pump sets, water treatment, sanitary fit-out, soil, waste and vent stacks, rainwater downpipes, condensate drainage and grease traps. Falls are set with a laser level, joints are pressure tested, and every stack is checked for correct venting so that traps do not lose their seal.

Older Hong Kong buildings frequently carry drainage designed for a different occupancy. When a new tenant adds toilets, kitchens or cooling load, the original stack may no longer cope. We survey the existing system, calculate the revised discharge, and either relieve the stack or re-route the discharge to a new connection, always keeping the works compliant with the local plumbing standards.

Building Maintenance Contracts

A plant room rewards attention. Our maintenance contracts cover scheduled inspection of chillers, pumps, fans, electrical boards, fire systems and plumbing, together with lubrication, belt and filter replacement and cleaning of heat exchange surfaces. Each visit generates a condition report with photographs, a list of defects ranked by urgency, and a quotation for any remedial work so the client can plan a budget rather than react to a failure.

Contracts are tiered so that a small commercial unit and a multi-storey tower can both be served properly. Every tier includes an emergency call-out allowance, a named engineer who knows the building, and a rolling asset register that records the age and service history of each major item. When a component approaches the end of its life we tell the client before it stops the building.

Energy Performance Upgrades

Energy work pays for itself only when the numbers are honest, so we meter first and recommend second. We measure the actual load profile of chillers, pumps, fans and lighting over a representative period, compare it with the building operating schedule, and identify where energy is being spent without delivering comfort. Only then do we propose measures such as variable speed drives, high efficiency motors, heat recovery ventilation, improved insulation and intelligent LED controls.

Each proposal states the estimated saving, the capital cost and the simple payback period in writing. After installation we re-meter the same parameters and report whether the predicted saving arrived. If a measure underperforms, we investigate the control sequence and correct it rather than quietly moving on. This closes the loop between design intent and real operating cost.
